Location – Packing District, Orlando, FL
The project is located at the northeast quadrant of Orange Blossom Trail and Princeton Street. Sited along a prominent threshold, the parcel sets the tone and establishes itself as a gateway into the newest Orlando District.
The northeast parcel, also known as The Groves at College Park, will be executed in two phases. The first phase includes the Juice Stand, parking, three future outparcel pads and the supporting infrastructure. Phase 2 completes the site with a grocery store (designed by others) and three single-story, retail outparcels.
The brief for the outparcel buildings required access to the tenant spaces from both the street side and the parking lot side.
Typically, outparcel structures are organized by locating the storage / back-of-house spaces along the longest face of the building. By rotating the back-of-house 90 degrees, we were able to provide entry from both the parking lot side as well as the street edge - further animating the urban corridor.
All 3 outparcels maintain a similar architectural language with the use of a corrugated metal panel system, fully transparent storefront, and stacked masonry. The buildings are vertically divided through material changes that shift from storefront to a corrugated metal panel. Perforated metal panel is implemented over all entry points as a subtle, yet effective wayfinding technique.
